RENTAL AGREEMENT POLICIES, TERMS
AND CONDITIONS

ADVANCE SECURITY DEPOSIT POLICY - All reservations
for 5 nights or more require a Security deposit of $100. At the time of any Guest(s) departure, any and all damages to the home or negligence
resulting in damage to the home and its contents will result
in costs for repair being deducted from your security deposit
and/or being charged to your credit card or billed to you
directly (if damage is more than $100.00), whichever is
applicable. Guest(s) shall be solely responsible for any
property or vehicle damage, accident/injury to any person or
loss sustained by any person, including loss of money,
jewelry, and other items of personal property, arising out of
or in any way related to Guest(s) use of premises or the
items of personal property provided by MCK and Associates
at Guest(s) request. Guest(s) shall inspect and be familiar
with property use and application prior to use. Guest(s)
hereby agree to INDEMNIFY and hold MCK and Associates
harmless of any and all claims including those of third parties,
arising out of, or in any way related to Guest(s) use of
premises, including vehicles or animals, or the items of
personal property therein. Guest(s) assumes the risk of injury
or other losses relating to any recreational activities or animals
or services ordered through MCK and Associates for guest use
and will hold owner and its agents harmless with respect
thereto. Owner and Agent are not responsible for articles left on
premises. Guest(s) will be solely responsible for the shipping
charges for handling the return of any articles found by
housekeeping.

WEEKEND & HOLIDAY MINIMUMS - All Reservations require a 2 night minimum stay. All holidays require a 3 night
minimum stay

CONFIRMED RESERVATIONS - We accept VISA, MASTERCARD, AMERICAN EXPRESS, DISCOVER and cashiers
checks or money order. All checks should be made payable to MCK and Associates. You will receive an automated
email confirming your reservations.

NO PETS, NO SMOKING, NO ILLEGAL DRUGS, NO EXTRA GUEST(S), NO HOUSE PARTIES - Guests agree that there
will be no pets and no smoking, and no use of illegal drugs on the premises. Guest(s) agree that the premises shall
not be occupied by more than the number of people stated on the reservation. Occupancy in use of premises shall not
be such as to disturb or offend neighbors. The use of firearms, or fireworks is strictly prohibited. Any failure to comply
with any of these conditions can result in removal from property and a loss of security deposit. 
(What a bummer!)

TRAIN TRACKS/ROCKS- Playing on or near the tracks (some behind the lodges) is prohibited.  Rock climbing is also prohibited.

Check-in time: 3:00 p.m.. Check-out time: 10:00 a.m. unless owner approves earlier or later check-out time.

CLEANING FEE - A $40 cleaning fee will be charged for 2 bedroom Lodge; a $30 cleaning fee will be charged for Studio.
An Inventory will be taken prior to arrival and after each guest's departure.

CANCELLATION POLICY - All reservations are subject to a 7 day cancellation policy. If you cancel your reservation
after 7 days, your advance deposit of $100 will not be refunded. All cancellations must be in writing via fax, letter
or email. Mail your cancellation to: MCK & Associates, 43491 Corte del Oro, La Quinta, CA. 92253;

CHECK-OUT PROCEDURE - Guest(s) shall leave premises in neat and undamaged condition. All dishes must be
washed and put away. All food must be removed from refrigerator and cabinets. All trash removed placed in the
enclosed dumpsters located throughout the community. No trash shall be left at the unit.. Furniture must be placed
in its original location. Doors/windows locked. Dirty laundry, including towels shall be placed on the bathroom floors.
Keys should be left in the lockboxes at the time of check-out. If cabin must be re-keyed in the event that keys
are lost, misplaced, or non-returned then Guest(s) will be responsible for cost incurred.

VIOLATING AGREEMENT - If Guest(s) violate any of the conditions of this Agreement, Agent may terminate this
Agreement and enter Premises. upon notice of termination of this Agreement, Guest shall vacate the Premises
immediately. By making a reservation, you are agreeing to this site's Rental Agreement Policies, Terms and
Conditions.
